This document provides a summary of the principal terms applicable to transactions within Altana Estate. It gives a clear overview of the key commercial and transaction terms before you pay. The full Contract of Sale is issued upon receipt of the initial payment and contains the complete terms governing the transaction.
At a glance
Your deposit is part of the Land Price. For pre-launch purchases before 7 November 2026, complete the Land Price within the applicable Payment Period, or the transaction moves to the launch price.
Any Land Price still unpaid after your payment plan ends carries a Default Fee of 5% of that unpaid balance for each month or part of a month.
Separate from the Land Price. Due 3 months after the land is paid in full, or 3 months after your payment plan ends, whichever comes first. Paid late, it is the fee in force on the day you pay.
Cancel in writing within 5 calendar days of your first payment and all amounts paid for the Plot are refunded in full, with nothing deducted.
Before the land is fully paid: under 30% of the Land Price paid, no refund; from 30%, any unpaid Default Fee and 40% of what you paid are deducted. Once the land is fully paid, there is no cancellation refund.
Allocation takes place within 30 days of paying the Land Price in full and at least 40% of the fee. Once nothing is owed, you may sell your Plot to another buyer (5% change-of-ownership fee).
The complete summary
Each section begins with a plain-English summary, followed by the full term as set out in the Altana Key Transaction Terms document.
In short: Altana is land banking: you buy the land now, and we project development to begin in 6 to 10+ years. WyseFlex lays out the Estate, fences it, stabilises its roads and marks out your Plot. Any building on your Plot is yours to do.
ALTANA is offered for land-banking purposes. A purchaser may retain the Plot in an undeveloped state, subject to the Transaction Documents and applicable law.
WyseFlex is responsible for the Estate layout, perimeter fencing, road stabilisation and demarcation of the Plot as provided in the Contract. At the same time, any private development on the Plot is the purchaser’s responsibility.
In short: Your deposit is part of the Land Price. Pay the rest of the Land Price within your payment plan, in one payment or in parts, only into WyseFlex’s official account, never in cash.
The Deposit, of the amount published by WyseFlex at the time of purchase, forms part of the Land Price and reserves the purchaser’s entitlement to a Plot of the applicable size or category, subject to later Allocation.
The Land Price is separate from the Documentation and Development Fee.
For a pre-launch purchase, the applicable pre-launch Land Price and Documentation and Development Fee apply where the Deposit is received before 7 November 2026, and the Land Price is completed within the applicable six-month Payment Period.
For purchases made on or after 7 November 2026, the applicable Land Price depends on the selected payment plan and will be stated in Schedule 1 of the Contract.
Payments may be made in a lump sum or by instalments, but the Land Price must be paid in full within the applicable Payment Period.
Payments must be made only through the Vendor’s designated bank account, authorised payment platform or another method expressly authorised in writing. Cash payments are not accepted.
In short: A pre-launch buyer who misses the six months moves to the launch price. Any Land Price still unpaid after your plan ends costs 5% of that balance each month. Being late does not cancel your purchase, but after 12 months with no payment at all, WyseFlex may end it.
If a pre-launch purchaser does not complete the Land Price within the applicable Payment Period, the pre-launch rates fall away, and the transaction moves to the applicable Launch Price.
Any unpaid Land Price after the applicable Payment Period is subject to a Default Fee of five per cent (5%) of the outstanding balance for each month or part of a month during which the default continues.
A payment default does not automatically terminate the transaction.
If no payment whatsoever is made for a continuous period of twelve (12) months after the applicable Payment Period expires, the Vendor may terminate the transaction by written notice, after which the cancellation and refund provisions apply.
In short: This fee pays for the Estate fence, road stabilisation and marking out your Plot. It is due 3 months after you finish paying for the land, or 3 months after your payment plan ends, whichever comes first. Paid late, it is the fee in force on the day you pay.
The Documentation and Development Fee is separate from the Land Price.
It is applied towards Estate perimeter fencing, road stabilisation, demarcation and marking out of the Plot, and other specified Estate development/documentation activities expressly stated by the Vendor.
It does not include a registered survey, statutory consent or approval, Certificate of Occupancy, stamping, registration, title perfection, building works or utilities/services specifically attributable to the purchaser’s Plot, unless otherwise expressly agreed in writing.
It becomes due on the earlier of three (3) months after the Land Price is paid in full and three (3) months after the end of the Payment Period.
If it is paid after that date, the prevailing Documentation and Development Fee applicable to the Estate will apply.
No Estate maintenance or service charge is payable at purchase. Each owner keeps their own Plot reasonably maintained; where an owner does not, WyseFlex may do so after reasonable notice and recover the reasonable cost from that owner. A shared Estate charge for roads, the Estate gate, security and common areas may be introduced later only with the agreement of the owners’ Estate-management body, and will apply equally to plots of the same size.
In short: Within 30 days of paying the land in full and at least 40% of the fee, WyseFlex shows you your Plot on the ground and gives you your Allocation Letter.
Allocation takes place within thirty (30) days after full payment of the Land Price and payment of at least forty per cent (40%) of the Documentation and Development Fee.
At Allocation, the Plot and its beacons are identified, the Allocation Letter and a provisional or layout survey of the Plot are issued, and an allocation acknowledgement may be signed.
The specific Plot number and location are confirmed at Allocation.
In short: Once allocated, you can visit and look after your Plot. Full possession comes when everything is paid, and your Deed of Assignment follows.
Before Allocation, visits to the Estate are for inspection only and do not amount to possession or transfer of any proprietary interest.
After Allocation, the purchaser may have limited access to inspect the Plot and undertake permitted identification or maintenance measures. That access is not Full Possession.
Full Possession is delivered only after the Land Price, the Documentation and Development Fee and all other sums properly due under the Contract have been paid in full.
No substantial permanent development may be undertaken before execution of the Deed of Assignment, except with the Vendor’s prior written approval.
The Deed of Assignment is provided after full payment of the Land Price, Documentation and Development Fee and all other sums properly due under the Contract.
In short: Change your mind within 5 days of your first payment and you get everything back. After that, you can still cancel until the land is fully paid: under 30% of the Land Price paid, nothing is refunded; from 30%, any late fee and 40% of what you paid are kept and the rest is returned. Once the land is fully paid you cannot cancel, but you can sell your Plot to someone else.
A purchaser has a five-calendar-day cooling-off period beginning on the date WyseFlex receives the purchaser’s first payment for the Plot.
If the purchaser cancels in writing within those five days, all amounts paid for the Plot will be refunded in full without any Default Fee, administrative charge or cancellation deduction.
After the five-calendar-day cooling-off period, a purchaser may still cancel before the Land Price has been fully paid.
Where the purchaser has paid less than 30% of the Land Price at the time of cancellation, no refund will be payable.
Where the purchaser has paid at least 30% of the Land Price, the refund will be calculated by deducting any accrued unpaid Default Fee and an administrative charge equal to 40% of the total amount paid in respect of the cancelled Plot. The balance, if any, will be refunded.
Any refund payable is to be made within one hundred and twenty (120) days after the Vendor receives the written cancellation notice and reasonably required cancellation documentation. Refunds are paid only into a bank account in the purchaser’s own name.
After full payment of the Land Price, the purchaser may no longer cancel simply because he or she no longer wishes to retain the Plot, but may transfer the interest in accordance with the Contract.
These cancellation rules do not apply where the transaction is terminated because of an unremedied material defect in the Vendor’s title.
In short: If a problem with WyseFlex’s title cannot be fixed within 90 days, you can end the purchase and get back everything you paid, with nothing kept.
The Vendor represents that it has an interest in the Estate and has the authority, subject to applicable statutory requirements, to transfer its interest in the Plot.
If, before execution of the Deed of Assignment, a material title defect is discovered that prevents or materially impairs completion, the Vendor has up to ninety (90) days to remedy it where possible.
If the defect cannot reasonably be remedied and prevents completion, the purchaser may terminate the affected transaction and receive a refund of all sums paid for that Plot without administrative deduction or cancellation charge, subject to the Contract.
In short: Before your deed, WyseFlex may move you to an equal Plot if the Estate requires it, or refund you in full if it cannot. After your deed, your Plot moves only if the law or the government requires it, and any government compensation for it is yours.
Before execution of the Deed of Assignment, the Plot may be reallocated where reasonably necessary for planning, surveying, governmental or regulatory, engineering, access, drainage, infrastructure or other material Estate requirements.
Where reallocation is required, WyseFlex will use reasonable endeavours to provide a substantially equivalent replacement Plot within the Estate, having regard to size, location, access, and value.
The purchaser will be permitted to inspect the proposed replacement Plot and to raise any reasonable concerns about it. Those concerns will be considered in good faith.
If no substantially equivalent replacement Plot can reasonably be provided, and the purchaser did not cause the need for reallocation, the purchaser may terminate the transaction for that Plot and receive a full refund in accordance with the title-defect refund provisions of the Contract.
After the Deed of Assignment has been executed, WyseFlex will not move or reallocate the Plot except where the law or a binding order of a competent governmental authority requires it. Where that happens, the purchaser will be notified, and the Parties will work towards a substantially equivalent replacement Plot where reasonably available.
Where a post-Deed reallocation proceeds, any document reasonably required to give effect to the change, such as a replacement deed or other title document, will be executed as necessary.
WyseFlex is not required to provide a replacement Plot where none is reasonably available. In that case, the compensation provisions below apply.
Where the Plot is affected by compulsory acquisition, revocation or another government action, the matter will be dealt with in line with the applicable law, including any available compensation, replacement land or other lawful remedy.
Where any compensation received by WyseFlex from a government authority is specifically attributable to the purchaser’s interest in the affected Plot or to lawful improvements made by the purchaser, the purchaser will be entitled to the amount properly attributable to that interest, subject to lawful and reasonable costs connected with obtaining or transferring the compensation.
In short: Once nothing is owed on it, you can sell your Plot to someone else. WyseFlex charges 5% of the sale price to record the new owner.
A purchaser may transfer the purchaser’s interest, subject to full payment of sums due, the Vendor’s prior written consent, completion of the required transfer documentation and the incoming purchaser agreeing to be bound by the applicable Transaction Documents.
The change-of-ownership fee is five per cent (5%) of the total consideration payable by the proposed transferee to the purchaser for the transfer of the Property.
In short: A receipt for every payment, your contract and covenant when you sign, your Allocation Letter and Plot survey at allocation, and your Deed of Assignment when everything is paid.
The purchaser will receive:
In short: WyseFlex does not build on your Plot, gives no dates for Estate works and does not promise what the land will be worth. Registered survey, government consent and title costs are yours. Look, ask and take advice before you sign.
ALTANA is a land-banking project; WyseFlex does not undertake to construct a private building on the Plot.
Except where expressly stated in the Transaction Documents, no specific completion date is guaranteed for Estate-wide infrastructure.
The Land Price does not include registered survey, statutory consent or approval, stamping, registration or other title-perfection costs unless expressly stated otherwise.
Statements about future land value, growth of the surrounding area or proposed developments nearby are estimates or expectations only and are not guarantees by the Vendor.
Prospective purchasers are permitted to inspect the Estate and the available title/transaction documents, raise enquiries, and obtain independent legal or professional advice before entering into the Contract.
The Contract of Sale, Allocation Letter, Deed of Covenant and Deed of Assignment are intended to be read together as the Transaction Documents relating to the Property.
The complete Contract of Sale should be reviewed before execution because it contains the full legal terms applicable to the transaction.
